Take notice that St. John’s Development Regulations Amendment Number 73, 2026, adopted on February 24, 2026, has been registered by the Minister of Municipal and Community Affairs.
In general terms, the purpose of St. John’s Development Regulations Amendment Number 73, 2026, is to rezone land at 358-376 Portugal Cove Place from the Residential 1 (R1) Zone to the Residential 2 (R2) and Apartment 1 (A1) Zone for a residential development and reduce the landscaping requirement in the A1 Zone to 30%.

The City has received an application from CGI Development Inc. to rezone land at 125 Southlands Boulevard from the Commercial Regional (CR) Zone to the Residential 2 (R2) Zone for a residential subdivision comprised of 86 Semi-detached Dwellings. A Municipal Plan Amendment is also required to redesignate the property to the Residential District. A portion of the property will remain in the Commercial District and Commercial Regional (CR) Zone.

The City is considering a text amendment to the Envision St. John’s Development Regulations to add “Dwelling Units on the 1st storey – properties 24 to 30 Duckworth Street” as a Permitted Use in the Commercial Downtown Mixed (CDM) Zone.
