The City has received an application to rezone land at 18 Campbell Avenue from the Residential 2 (R2) Zone to the Residential 3 (R3) Zone to allow two (2) Semi-Detached Dwellings. A Municipal Plan amendment is not required.
The applicant has requested a Variance of the Lot Frontage for one of the proposed Dwellings under Section 7.4 of the St. John's Development Regulations. The minimum Lot Frontage for the R3 Zone is 7.5 m. To accommodate the development, a Variance of 5.7% is required, which will result in a Lot Frontage of 7.07 m. The applicant has also requested parking relief for a Subsidiary Dwelling Unit within each Semi-Detached Dwelling.
