The City of St. John’s has begun the distribution of Property Assessments for 2026. Residents should receive their assessments by post mail within the upcoming weeks. Property owners can also view their current and previous year property assessments online via our Property Assessment Search Application.
Property Assessments take place on a two-year assessment cycle and 2026 is a reassessment year. The assessed value of everyone’s property is set as of a base date. This ensures that each property within the city is treated uniformly with all properties being assessed as of the same date. The base date for 2026 is January 1, 2024; therefore, the assessment you will receive provides a market value for your property as of January 1, 2024. The 2025 Assessment value is as of a base date of January 1, 2022.
Assessments are conducted by professional, skilled, and experienced assessors working for the City of John’s. Their work is governed by the Assessment Act using a mass-appraisal process. This process ensures that assessments are completed to the market standard and uniform in comparison to similar properties.

There is a formal appeal process for property owners who do not agree with the assessed value of their property. The Assessment Review Court provides an opportunity for an independent review of properties. The deadline to file an appeal for the recently issued 2026 assessment notices is August 8, 2025.
Due to the possibility of an interruption in postal services, mailing your appeal form is not recommended as it may not arrive before the deadline. Forms received after the deadline will not be accepted.
If you are filing a notice of appeal, please return the Notice of Assessment Appeal form in person at the Access Centre, City Hall, 10 New Gower Street, or by courier to ensure it is received in time. Please note an appeal is not accepted unless the appeal form and payment of the appropriate fee have been received.
