Take notice that St. John’s Municipal Plan Amendment Number 16, 2024, and St. John’s Development Regulations Amendment Number 48, 2024, adopted on January 14, 2025, and approved on March 25, 2025, have been registered by the Minister of Municipal and Provincial Affairs.
In general terms, the purpose of the St. John’s Municipal Plan Amendment Number 16, 2024, is to redesignate land at 34 New Cove Road from the Institutional District to the Residential District, to allow an Apartment Building development.
In general terms, the purpose of St. John’s Development Regulations Amendment Number 48, 2024, is to rezone land at 34 New Cove Road from the Institutional (INST) Zone to the Apartment 3 (A3) Zone, to allow an Apartment Building development. Text amendments to Section 4.9(2) Land Use Report and 7.1.4 Building Stepback of the Development Regulations were also required to allow the proposed Apartment Building development.
