The City has received an application from KMK Capital Holdings ULC to rezone land at 18 Mount Cashel Road from the Residential 2 Cluster (R2C) Zone to the Apartment 1 (A1) Zone to accommodate two Apartment Buildings. A Municipal Plan amendment is not required.

The City is considering an amendment to Section 7.6.1(3) of the Envision St. John's Development Regulations to clarify the landscaping requirements for Townhouse Lots in the Residential 3 (R3) Zone. The proposed amendment would clarify when front yard landscaping is required for Townhouse Lots within the Downtown Snow Removal Area.

The City received an application proposing construction of a 179.86m2 Accessory Building. The maximum Accessory Building Area requirement is the lesser of 10% of the lot area or 75% of the Residential Building footprint. The applicant is requesting a Variance on the maximum Accessory Building Area requirement to be considered under Section 7.4 of the St. John’s Development Regulations which allows up to a 10% Variance from any applicable requirement to be considered.
