The City is considering an amendment to Section 7.6.1(3) of the Envision St. John's Development Regulations to clarify the landscaping requirements for Townhouse Lots in the Residential 3 (R3) Zone. The proposed amendment would clarify when front yard landscaping is required for Townhouse Lots within the Downtown Snow Removal Area.

The City received an application proposing construction of a 179.86m² Accessory Building. The maximum Accessory Building Area requirement is the lesser of 10% of the lot area or 75% of the Residential Building footprint. The applicant is requesting a Variance on the maximum Accessory Building Area requirement to be considered under Section 7.4 of the St. John’s Development Regulations which allows up to a 10% Variance from any applicable requirement to be considered.
