Property taxes are the City of St. John's main source of revenue in providing day to day services and programs to its residents.
Residential and commercial property tax is set every year. We calculate the municipal tax for your property based on the property's assessed value multiplied by the current mill rate. Water tax is calculated on a per-unit basis.

How Property Tax is Calculated
Let’s say a home is assessed at $225,000 and the residential mill rate is 9.1 mills.

Multiply the assessed value by the mill rate to get the property tax:
$225,000 × 0.0091 = $2,047.50 -
Add the water tax for a single-family home: $690
Total tax for 2024: $2,047.50 + $690 = $2,737.50
This total is what the homeowner would pay for the year.
