Paying Property Taxes

There are a number of options available to pay your tax bill.

Credit card payments are not accepted for payment of taxes (realty tax, water tax, utility tax, accommodation tax, etc.). They are accepted for all other levies and fees. Tax payments can also be made by post-dated cheques. Please include your account number on all post-dated cheques.

To avoid late payment interest charges, please ensure you allow sufficient time for your payment to reach us by the due date on your bill.

City Hall is located at 10 New Gower Street. Cashiers are located on the first floor of City Hall and are available to take your payment 8 a.m. to 4 p.m., Monday to Friday.

We do not accept credit cards for payment of taxes. Payment for taxes can only be made by using cash, cheque or debit card.

You may drop your payment (no cash please) in the City Hall mail slot which is available 24/7, 365 days of the year. The mail slot is located on the left-hand side of the main entrance in the Mayor's parking area.

Please write your account number on all cheques.

Your payments can be couriered to City Hall at 10 New Gower Street between 8 a.m. to 4:00 p.m., Monday to Friday. To avoid late payment interest charges, please ensure your courier service delivers your payment to us by close of business on the day your payment is due.

Pre-authorized payment plan allows you to make interest-free monthly payments on your current taxes by automatic bank withdrawals from your account.

How to Apply

Complete the application form and attach a void, unsigned cheque.

If you have more than one tax account with the City of St. John’s, a separate application is required for each account.

Commercial Property Owners

You must indicate your monthly payment amount. Payments should be sufficient to cover quarterly tax bills and any arrears by year-end.

Your selected payment amount will remain in effect unless you provide written notice at least 10 days before the next payment date to change or cancel it.

Commercial owners are responsible for monitoring their accounts to ensure payments are sufficient.

Missed Payments

If a payment is returned by your financial institution:

  • You will be contacted to arrange repayment plus interest.

  • A $20 administrative fee applies.

  • Three missed payments in one taxation year may result in cancellation of the agreement and the full balance becoming due with interest.

Supplementary Tax Bills

Supplementary bills must be paid in full by the due date.

Cancelling Your PAP Plan

You may withdraw by providing written notice at least 10 days before your next scheduled payment.

If you withdraw, all outstanding taxes become due immediately and are subject to interest.

The City may cancel your enrollment if three payments are returned in the same taxation year.

Account Changes

Please notify us at least 10 days before your next scheduled payment if any of the following changes occur:

Banking Information Changes
To update your banking details, submit written notice along with a void cheque for the new account. Payments returned due to unreported banking changes will be treated as missed payments.

Change in Ownership
If your property is sold or transferred, you must notify us in writing to cancel your PAP enrollment. Upon request, we can provide tax and payment information to your lawyer.

Changes to Your Tax Account
If your payment amount needs to be adjusted due to changes in your municipal taxes:

  • Residential owners will receive a renewal letter in January outlining any updates.

  • Commercial owners are responsible for contacting us to adjust their payment amount.

Please also notify us immediately if your mailing address changes.

 

 

Municipal Tax bills (realty & water) are payable at most major financial institutions. Ensure enough time for the City to receive payment by the due date.

You may make payments on your municipal tax account by registering the City of St. John's as a payee through your bank account either online or by phone. It will help to have a recent bill handy as you will need the property's account number to register. When you are prompted, enter the account number. Use your tax bill to find the number and enter all the digits.

As some of the banks have "St. John's" set up differently as a payee, we have provided a payee list below for some of the major banks:

  • Simplii Financial: St. John's Taxes
  • Royal Bank of Canada: Municipality of St. John's
  • Scotiabank: Municipality of St. John's
  • TD Canada Trust: St. John's, Municipality of 
  • CIBC: St. John's Taxes

Municipal Taxes (realty & water) may be included with your mortgage payment. If this is your payment option, the bank will receive your bill and pay your taxes on your behalf by the due date.
